The "National Bank Note Census" 3.0 CD lists this particular note as a CU, but a bottom right (front observed) corner fold and tight top margin will likely have conservative graders considering it AU. It does, however, have a CU look -- bright, crisp paper, original embossing, and fantastic signatures.
